Development of the third new-build office building at Winnersh Triangle that will provide 60,483 sq ft of Grade-A office space over three storeys.
To deliver a high-end commercial office building within the Thames Valley area that fits in with the two neighbouring occupied offices, Buildings 1010 and 1020. The project team will review designs and specifications from the previous scheme to ensure they are up to date and provide the current design features expected in today’s market. These in turn will maximize the potential to yield the high-end income anticipated within the Thames Valley area.
The client Patrizia UK purchased Winnersh Triangle in July 2013. They have reassembled the team and contractor that designed the scheme four years ago, with the replacement of the services engineer and additional appointment of Buro Four as project manager. Our role has been to kick-start the project that was previously put on hold due to market conditions. We have verified the existing design to which various improvements have been made, re-negotiated a lump sum cost with the main contractor and have ongoing project management responsibility for a 67-week construction programme.
Building 1030 will be built at podium level which will be extended across from the neighbouring office buildings. 227 parking spaces will be housed under the podium level. The work will also extend the podium across the site in preparation for future phases of work.
