The redevelopment of a 5.7 acre city centre site as a retail-led mixed use scheme accommodating 49 shops and residential apartments situated above.
Our appointment to provide full project management services enabled us to assist the client in stakeholder negotiations. The site accommodates 49 shops, including four retail units ranging from 17,000 to 24,000 sq ft,
The scheme's residential component created184 flats, 20% of which are affordable housing. Residential units are on a podium above the retail units, with a 0.75 acre communal roof garden.
We assisted with the CPO process; delivered a strategy for the adjacent High Street retailers to continue trading during the works; liaised and coordinated the third party agreements with neighbouring properties; tenant liaison negotiations; liaison with Local Authorities and monitoring and managing the discharge of planning conditions; design team coordination; construction works phasing, programming and monitoring; retail fit-outs; retail centre opening; residential unit completion.
The retail and residential elements opened in November 2011 and July 2013 respectively.
The residential accommodation was able to use 10% renewable energy by changing the keyworker housing design to meet CSH Part 3 requirements.
