Redevelopment of an office building into residential apartments with Cat A office space.

The Vision

To create high quality office space and residential apartments, within an area of high demand, utilising the space to develop the lower and ground floors into Cat A office space and two penthouse suites, 15 private apartments and seven affordable apartments.

Great Portland Estates (GPE) always aim to provide buildings which have opportunities for capital and income enhancement by using their management and development skills, and to do so in an environmentally responsible manner.

Our Role

We were brought on board this scheme by Great Portland Estates, with whom we have worked with for many years, after planning consent had been granted. However, we chose to go back to Stage C and gain a new consent, in order to develop more efficient space.

We managed the development of the design in tandem with the procurement process. This led to a shortening of the programme and resulted in the provision of robust outturn figures for the fund, which accelerated the original target project completion by two months.
