The redevelopment of a partially listed warehouse into residential apartments

The Vision

To create a luxury residential development through the redevelopment of a partially listed warehouse on an brownfield site in Camden, North London.

Our Role

We were appointed by the client, to take over the project management of the development at Stage G, to deliver 70 residential units, including 24,000 sq ft duplex penthouses behind a retained façade. 30% of the accommodation was allocated to affordable housing, with 27,000 sq ft office space beneath.

On appointment we conducted an in-depth review of the client’s requirements and advised them on the best course of action for risk management and value engineering on the scheme. This allowed the team to address clearly detailed risks in a prioritised manner and to enable commencement of works on the site with a carefully structured programme.

Our review of the additional commercial value of the site resulted in a viability study for one additional floor to create larger duplex penthouses. Roof terraces were also added to increase saleability of the high-value units.
