Redevelopment of New Burlington Place (Block W5) on Regent Street, involving demolition and redevelopment of the building behind a Grade II listed facade.

The building’s Grade II listed façade will be fully restored, whilst the building’s interior and services are being replaced and modernised to create 80,000 sq ft of grade A office space and 32,000 sq ft of new flagship retail space.
We were originally appointed on 10 New Burlington Street (Block W4) by Exemplar and The Crown Estate, and we subsequently secured a further commission to work on the adjacent corner site to the north west – New Burlington Place (Block W5).
We were appointed to provide full project management services and to act as Employer’s Agent. The relationship and understanding of the Client’s vision, and our experience of working on Block W4, proved particularly important in our ability to provide the best service for the client team and to understand the unique constraints of complex developments in this location.
Following the successful implementation of BIM on Block W4, a decision to undertake BIM from stage D of this project was agreed. This allowed architectural, structural and MEP design to be totally integrated prior to appointment of the main contractor and provides additional benefits when it comes to tendering for the project, reducing risk on design errors and unknowns which should offer reduced costs. A number of bolt-ons have also been included in the BIM package of works, such as 4D sequencing of construction for client side evaluation, a monthly walk through to aid meetings and Facilities Management integration on completion.
