Extensive redevelopment of a 1980’s office block to provide high quality office space for the City market

The Vision

The extensive redevelopment of 160 Aldersgate Street, 1980’s office block, to provide high quality office space for the City market.

The refurbishment, designed by Fletcher Priest Architects, will: deliver an uplift on the existing area through the addition of an extra storey (circa 8% uplift on GIA); achieve BREEAM 2014 – Excellent rated office space; see the replacement of the existing Aldersgate façade to give the building new identity; dramatically reconfigure the building’s atrium; reconfigure floor space to optimise use of the basement and ground floor areas and free-up roof space for terraces.

Our Role

We have been appointed to provide full project management, employer’s agent and tenant liaison services to Mercer Real Estate Partners. This includes planning and programming, advice on procurement routes, appointment and management of the design team, project accounting and general administration, statutory authority liaison, support on party-wall and rights of light matters, surveys management, as well as, the Employer’s Agent duties and liaising with new tenant team.

Special Mention

Due to the structural frame being retained on this project, cladding is a far more programme-critical item compared to that of a new build development. For this reason, we appointed a cladding consultant during Stage D to advise on design and procurement, including whether cladding is best procured as a potential client direct order or by the Main Contractor under a PCSA and to ultimately see that the cladding does not hinder the overall project programme.
