Monday 20 June 2016
The 125,000 sq ft office development at English Cities Fund’s (ECf) New Bailey scheme has reached practical completion, with a much sought-after new BREEAM ‘excellent’ rating.
Part of the Salford Central Masterplan, One New Bailey offers eight storeys of in demand office space to the city centre market, along with the wider development providing commercial units, hotels and restaurants.
Buro Four provided Project Management and Employer’s Agent services to the scheme, along with the nearby Premier Inn and New Bailey NCP car park, which opened in 2014 and 2015 respectively, as part of the New Bailey development.
The first set of tenants, London law firm Freshfields Bruckhaus Deringer, have started their fit out with the plan to move in during early 2017. Luxury bar and restaurant operator Menagerie has taken 6,000 sq ft on the ground floor and are expected to open this summer.
Following the success of One New Bailey, ECf have started work on 225 new PRS residential units as part of the wider scheme, for which Buro Four are providing project management and employers agent services.
Gary James, Buro Four Associate Director said “The completion of One New Bailey is a significant step in the continued regeneration at New Bailey and we are proud to have been involved. The provision of high quality office space is central to the masterplan and the quality of occupiers already secured is a testament to the standard that has been achieved. We look forward to delivering more projects as part of this exciting masterplan.”
Phil Mayall, development director of ECf said: “New Bailey is fast becoming a central location for business and leisure, bridging the gap between two great cities, and One New Bailey is just the beginning.
The development has unrivalled transport links and many great amenities right on its doorstep. Ultimately, we are creating a vibrant place for a new generation of professionals to live, work and play. The tenants that we already have at One New Bailey demonstrate our commitment to bringing investment and something completely new to Salford.”
